How's Your Water Pressure?

If you and your neighbors are experiencing exceptionally low water pressure, we may have a leak in the system that has drained our water tank. Feel free to contact the water office to report the situation.

If you, but not your neighbors, are experiencing exceptionally low or high water pressure, your pressure reducing valve (PRV) may need some attention or you may have a leak on your service line.

A pressure reducing valve automatically lowers high public water pressure to a safe household level—typically between 50 and 60 PSI. It protects pipes, fixtures, and appliances from excessive wear, water hammer, and potential ruptures. 

To help you understand how a pressure reducing valve operates and how to maintain it, here is a breakdown of what a PRV does, how to troubleshoot it, and how to make adjustments safely.

What is a PRV and Why Do I Need One?

  • Definition: A spring-loaded mechanical device that throttles high incoming water pressure down to a steady, safe downstream pressure.
  • Code requirement: Most building codes require a PRV if municipal supply pressure exceeds 75 PSI.
  • Benefits: Prevents appliance failure, reduces pipe hammering, and saves water and energy.

How Do I Adjust or Test My PRV?

  • Ideal setting: Adjust your valve to output between 50 and 60 PSI.
  • Testing pressure: Attach a water pressure gauge to an outdoor hose spigot while no water is running inside the home.
  • Adjustment steps: Loosen the lock nut on the valve, turn the top adjustment screw clockwise to increase pressure, or counterclockwise to decrease it. Open a faucet briefly to let the system read the new pressure, then retighten the lock nut. 

Common Troubleshooting & Signs of Failure

  • Symptom (High Pressure): Water pressure seems normal when a faucet is open, but spikes dramatically to dangerous levels (above 75 PSI) when all fixtures are turned off. Or, you notice leaking water heaters, banging pipes (water hammer), dripping faucets, or toilets that constantly run. Should you test your pressure; if your gauge reads over 75 PSI or spikes when taps close, the internal diaphragm or spring in the PRV may have failed.
  • Symptom (Low Pressure/No Water): A sudden or gradual drop in water pressure throughout the entire house, especially when multiple fixtures are used at once. Debris or mineral buildup can clog the internal strainer seating area, restricting flow.
  • Symptom (Pressure Fluctuation): Water pressure pulsates or a drop in water pressure after opening a faucet. The PRV may have failed.
  • Symptom (Visual Leaking): Water actively drips from the PRV body or around the adjustment bolt, which can cause water damage in your basement or utility closet. The body of the valve or its adjustment screw seals degrade over time.
  • Symptom (Vibrating or Humming Noises):  A loud humming, buzzing, or chattering sound vibrates through your pipes whenever water is running. The internal spring or rubber gasket becomes loose, distorted, or misaligned.
  • Lifespan: Most PRVs last between 7 to 12 years before needing a rebuild kit or total replacement.
