Prepare for Freezing Temperatures
November 07, 2025
With water temperatures dropping, take steps to protect your water pipes from freezing. To prepare for a freeze:
- Disconnect and drain outdoor hoses: Turn off the water to outdoor faucets and disconnect hoses to prevent them from freezing and bursting.
- Insulate pipes: Wrap pipes in unheated areas like attics, crawl spaces, and basements with pipe insulation sleeves or other insulating materials.
- Seal air leaks: Caulk or seal any cracks or openings where cold air can enter, especially where pipes pass through walls.
- Close foundation vents: Block foundation vents with wood or foam to prevent cold air from getting under the house.
- Protect outdoor faucets: Use faucet covers on outdoor spigots for extra protection.
- Know the shut-off valve: Make sure you know where your main water shut-off valve is in case a pipe bursts and you need to turn off the water quickly.
- Line and Leak Protection: Consider signing up for Leak & Line Protection to assist with the cost of repairs and water charges in the event you experience a leak. Call the office for details.
During the freeze:
- Let faucets drip: Open cabinet doors under sinks and let a small trickle of cold water run from faucets furthest from where the water enters the house.
- Keep the garage door closed: A closed garage door will help keep the water pipes in that area warmer.
- Maintain thermostat temperature: Set your thermostat to at least 55o F to provide consistent heat throughout the house.
- Use heat tape: For vulnerable pipes, install heat tape or cable with a thermostat for extra warmth.
If a pipe freezes:
- Attempt to thaw it: Safely use a hair dryer, heat lamp, or a space heater to warm the frozen area. Never use an open flame.
- Open the faucet: Turn on the faucet that is connected to the frozen pipe to allow vapor to escape as the ice melts.
- Know the shut-off valve: Again, make sure you know where your main water shut-off valve is in case a pipe bursts and you need to turn off the water quickly.
- Line and Leak Protection: If you have coverage, call ServLine at 855-883-0440 once repairs are complete to submit a claim.
